Posted May 31, 2024: Clubhouse ramp side entrance is Currently Closed
Residents, please note that the Clubhouse ramp side entrance is closed until the Gate is repaired. On May 31, the gate fell off when a resident attempted to open it. The gate needs to be soldered before is functional again. This is the same issue we had with the Fay’s Cove Gate and does not appear to be due to vandalism.
Note: The office step entrance is functional, and residents and guests can enter and exit through that gate unless they need to enter the facility using an assistance device that has wheels. Those residents requiring access to pool facilities using wheeled assistance should use the Fay’s Cove and Peninsula Park pools in the interim to ensure their safe access. The broken gate has been blocked, and a sign has been placed there for information.
Posted April 29, 2024: Updated Information About Clubhouse Parking Lot Closure
Residents, please note that the parking lot at the Clubhouse is closed due to maintenance on April 30th. This is due to work needed in addition to work done earlier this month. Vehicles will be towed at the owner’s expense. The Parking Patrol from 2:00 AM to 6:00 AM has been suspended during this day. Please contact management if you have additional questions. Thank you.
Posted April 17, 2024: Information About Clubhouse Parking Lot Closure

Residents, please note that the parking lots at the Clubhouse, Tot Lot, and Tennis Courts are closed due to maintenance from April 15 through April 17. Vehicles will be towed at owner’s expense. A number of questions have been raised regarding parking, ticketing and towing, and who is responsible for what. The following items provide information that will hopefully address your questions.
- The CDD handles parking enforcement, including the ticket-and-tow program, for CDD-owned property only. Some of the HOAs in Coral Bay have rules that prohibit parking on the grass, particularly where the grass is destroyed, and in those cases, the HOAs will use their violation process to remedy the issue. The HOAs do not have authority to tow.
- CDD Parking rules are spelled out in Section “2.0 Parking and Road Right-Of-Way” of the following document that may be linked to either from here: “Amended and Restated Rules Governing the use of the Recreational and Other District Facilities of the Coral Bay Community Development District (pdf) Revised 03/11/2021, or from the CDD Rules page of this website.

- The Board is currently reviewing some changes to parking and a public meeting will be announced and held before the changes are enacted.
Posted August 4, 2023: Cost of Transponders
There have been a number of questions and comments regarding this topic. As stated on the “Gate Info” website page, under the section entitled “Obtaining Gate Transponders”: “Transponders to be used for all Resident Lanes are available for purchase at a price that covers the District’s acquisition cost”. This section also states the acceptable methods of payment and the information that needs to be provided as part of the purchase. The following points are being emphasized here regarding price:
- The CDD makes no money on the transponder sale; the charge is simply what the CDD pays to get the transponder
- The transponders are purchased from the supplier in bulk to keep the price as low as possible
- The transponder supplier has changed the price to the CDD from time to time, and that has resulted in a corresponding change in the price to the Coral Bay owners/residents.
Note that the current price is $35.00.
Posted August 4, 2023: Updates on Docks at Peninsula Park, Clubhouse, and Fay’s Cove
A number of questions have been raised regarding the condition of and plans for these docks. This topic has been under discussion by the Board for some time and the progress may be followed by reading the minutes from the monthly Board meetings that are available on the Minutes page.
To summarize here:
- Each of these locations have significant work that needs to be done at substantial cost to provide safe and accessible docks, and the costs for these projects need to be managed as part of the overall available budget income (your CDD non ad valorum taxes) and the other expenses, both ongoing maintenance and other new items.
- One of the current large expense items, the Long-Term Debt payback for the money borrowed to resurface the roadways, will be paid off on May 1, 2026, making significant funds available for other purposes.
- In the meanwhile, the peninsula Park dock and the Clubhouse dock both have repair and replacement options that are currently being evaluated. The Fay’s Cove dock was not repairable, needed to be removed for safety reasons, and therefore only has a replacement option.
Currently the District Engineer is obtaining proposals to evaluate the dock repairs for the Clubhouse and Peninsula Park. Once obtained, the District will obtain proposals from contractors based on the Engineer’s report to determine if the docks will be repaired or replaced. Proposals will then also be obtained for the Fay’s Cove replacement of the removed dock. Based on the results, a plan and schedule will be developed for the 3 docks.
